Now that I’ve got that out of the way, I want to tell you about a recent webinar that Reggie Nicolay, VP, Marketing, RPR, recently did.
In it he showed, in great detail, how to create a Facebook ad that would generate seller leads for you by offering a seller the opportunity to get a report of their home’s value.
Nothing earth shattering here, except for the very important fact that Facebook ads can be extremely difficult to create and target.
The targeting is probably the most problematic part of the process, but Reggie showed a very clear, step by step process on how to reach the people that you want to reach, and all of it was done in keeping with Facebook’s emphasis on strictly observing Fair Housing guidelines!
In the webinar, Reggie showed you how to use Facebook Lead Ads which are ads designed to get you leads of people who are interested in learning about their home’s value.
This is all well and good, but because Facebook doesn’t automatically send you the leads that it gathers, you have to go through some additional steps, which Reggie does cover.

But, if your website has a feature that generates Instant Valuations, why not use Traffic Facebook ads to send people to your website where they can plug in their address and get an immediate response? Since your website will most likely capture the address and save it into your CRM, this solves two problems, one, it gives the seller an immediate response and two, it captures the property address right away for you.
Here is an example from my website: https://homevalues.dudum.com/jerry@dudum.com Go ahead and click on it and enter your address to get an immediate valuation.
If you have such a feature on your website, you will need to visit that page on your site and copy the URL from the address bar in your browser and save it for later later reference. Just past it into an email to yourself so you’ll have it.
Now just follow Reggie’s webinar until the 15 minute mark. There he selects “Lead Generation” as the Ad type, which is good if you want to do things exactly as he laid out.
But, if you want to send people to your AVM (automated valuation model) on YOUR website, you would select “Traffic”.
From there you will follow the webinar forward, making changes along the way to reflect that you won’t be asking Facebook to collect the leads for you.
Pay particular attention to how Reggie targets who will see the ad. This is where the magic happens and targeting will be the same for you no matter which way you choose to go.
The process is very straight forward and will be a relatively low cost way to generate seller leads.

The question is will you do it?
