I’ve talked about using ChatGPT several times now (Click here to see the past articles: https://realtytechbytes.com/category/artificial-intelligence/) and am seriously interested in continuing to explore it’s uses in our business, so I want to show you a case study I did with a new tool I discovered!!
To follow along, you need to be using the Chrome Browser and to install the WebChatGpt extension. Open Chrome and go to:
https://chrome.google.com/webstore/detail/webchatgpt-chatgpt-with-i/lpfemeioodjbpieminkklglpmhlngfcn
Since ChatGPT on its own does not have internet access, the Chrome extension allows it to access the Internet. Doing so opens up the possibility of utilizing information that is currently available instead of just what was available up until 2021.
When you use the Chrome browser with the WebChatGPT installed, when you go to https://chat.openai.com/chat you see the ability to modify your prompt as the picture illustrates.
I ran the following query using Safari on my Mac to get a baseline response based on info that ChatGPT knew natively.
What is the most effective way for a real estate agent to find people who need to sell their home?
This is the response that I got in return:
Strategies that real estate agents may consider to find people who need to sell their homes:
Establish a strong online presence: Many people turn to the internet to search for real estate agents, so it’s important to have a professional website and social media accounts where potential clients can easily find and contact you.
Network with other professionals: Build relationships with other professionals such as mortgage brokers, home inspectors, and attorneys who may be in contact with people who need to sell their homes.
Utilize direct mail campaigns: Sending postcards or letters to targeted neighborhoods can be an effective way to reach potential sellers. These mailings can highlight your experience and expertise as a real estate agent and offer a free home valuation or other incentives.
Attend local events: Attend local events such as charity fundraisers, community events, and networking events to meet potential sellers and build relationships with them.
Use targeted online advertising: Platforms like Facebook and Google allow you to target specific demographics and geographic areas with your advertising, making it easier to reach people who are likely to need your services.
Overall, it’s important to have a multi-faceted approach to finding people who need to sell their homes, using a combination of online and offline strategies to reach potential clients.
While this is pretty good, when I ran the same query using the Chrome Browser, the extension delivered the following information:

The extension took my query and modified it as follows:
Instructions: Using the provided web search results, write a comprehensive reply to the given query. Make sure to cite results using [[number](URL)] notation after the reference. If the provided search results refer to multiple subjects with the same name, write separate answers for each subject.
Query: What are the top five methods a real estate agent can use to get new seller clients?
That modified query produced the following result, which is much more detailed and makes use of current information on the internet:
Based on the provided web search results, here are five methods that real estate agents can use to get new seller clients:
Reconnect with past clients: It’s important to stay in touch with past clients and build relationships with them to become a natural referral for new clients. This can be done by sending regular check-in emails or direct mail, updating them on market trends and new listings, and providing excellent customer service [https://www.zillow.com/agent-resources/blog/how-to-get-real-estate-listings/].
Contact those in your personal life: New agents can start by reaching out to their friends, family, colleagues, and acquaintances to let them know about their real estate services. These personal contacts can often lead to referrals and word-of-mouth marketing [https://www.indeed.com/career-advice/career-development/how-do-real-estate-agents-get-clients].
Get yourself some press: Establishing oneself as a local real estate expert can help attract new clients. One way to do this is by getting some press coverage through local newspapers, real estate websites, or online blogs. This can help position agents as knowledgeable and experienced in their area [https://theclose.com/how-to-get-real-estate-clients/].
Utilize social media: Social media platforms like Facebook, Instagram, and LinkedIn can be powerful tools for real estate agents to connect with potential clients. Agents can share listings, market updates, and useful tips to engage with their followers and build their online presence. Paid advertising on social media can also be effective in reaching new clients [https://www.indeed.com/career-advice/career-development/how-do-real-estate-agents-get-clients].
Attend networking events: Attending local networking events, real estate conferences, and open houses can help agents meet new people and establish relationships with potential clients. These events can provide opportunities to share business cards, discuss market trends, and learn more about the local real estate industry [https://www.zillow.com/agent-resources/blog/how-to-get-real-estate-listings/].
It’s important to note that these methods are not exhaustive, and there may be other strategies that can be effective for specific agents in their respective markets. The key is to find a combination of methods that work best for one’s business and consistently implement them to attract new seller clients.
What is the takeaway from all of this? The first answer is that by using some available browser extensions, you can extend the usefulness of ChatGPT to get more comprehensive results.
But additionally, for you as a real estate agent, there are some pretty good techniques that the included articles provide that can help you grow your business!
By the way, the image that I used for this post was generated in MidJourney and is entirely AI created from the following prompt: /imagine a realtor using ai to grow their business More on this topic in a future post.
