Are you paying for leads? If so, why not generate your own?
I’ll hazard a guess…it’s too hard to generate the volume of leads that Zillow can give me. Or, I don’t have a clue how to go about building a lead generator. Or Even If I did build it, how would I get people to come to it?
All of these and more are valid concerns. So, if you are swimming in cash and don’t mind sharing some of that with Zillow, then by all means keep on buying leads.
But, if you are a bit more frugal or want to generate leads that are exclusive to you, then building your own online lead gen system is the way to go.
To start with, you need a website. You probably have one already. It may be provided by your company or you may be paying a third party for a website.
You need to find out if you can add custom pages. In other words, ask “can I add pages to what’s already there?” If so, then great!
The next step is to figure out what kind of leads do you want. Buyers? Seller? Geographic Farm leads, Baby boomers, first timers? You get the picture.
Then the next step is to figure out what they would want form you bad enough to give you their contact info. It could be a list of properties. It could be a step by step plan to buy a house or a plan to prep their house for the market. Whatever it is, get busy and get it created.
Once you have that, you need to build what is called a landing page. Inbound marketing blog hubspot.com defines a landing page like this:
A landing page is a specific page on your website where you collect a visitor’s contact information in exchange for a resource, like an ebook. This contact information is collected using a lead-capture form where visitors enter details like their name, email address, and job title.
The landing page is where you offer to give your potential lead what they are looking for in exchange for their contact info.
Once you have their info in your database, you use your CRM to nurture them until they decide to transact with you or ghost you.

So why go to all this trouble? Simple answer. The quality of lead that you generate will always be better than what you can purchase because they are laser focused on what you are offering or they wouldn’t be giving up their contact info.
The cherry on the top is that any leads that you generate are exclusively yours! No third party lead generation firm is sharing them with countless other agents.
