While doing some research on the web the other day I ran across a statistic that was a bit astonishing.
In essence, it was claimed that the data collection forms used on real estate websites were only 1~1.5% effective in producing a lead.
What this means is that for every 100 people who visit your website (do you even have 100 visitors?) less than two of them will fill out the form.
What happened to the other 98+ visitors? It turns out that many of them are just searching for property info even though they might not actually be in the market…today. So they click away once you ask them to register for “more information”. Do we say good riddance? I think not. Those 98 people COULD be future clients if you only knew who they were and how to contact them.
Sounds kind of hopeless until you stop and think about your own web browsing habits. I know that when you have clicked on an ad you sometimes start seeing more of that ad on other websites. That’s pretty common and is called retargeting. But, have you ever clicked on an ad or visited a website that was selling something and you didn’t purchase or fill out any forms, but then started seeing ads for that product in your email inbox? You may have, I know that I have.
So how does this magic work? It turns out that the website owner is using a pixel (a small bit of info that is invisible) that “phones’ home when you visit a web page. That info contains data about your Internet address. That data is aggregated with other web browsing info, public databases and other sources to develop a profile on you which could include your name, email address, your street address and more. The process is called visitor identification. It’s being done today and up until recently was very expensive to do.
