I don’t think that we can deny that our red hot seller’s market is cooling. In my day job I review every listing file that comes in our 175 agent company. I also see every price adjustment. Up until a few months ago, seeing a price adjustment was very rare. Now I am seeing them daily.
To me, that is iron clad proof that things are changing!
If you have been in the business for less than 10 years you may have never had to ask your sellers to adjust their price (downwards) so you may not be sure how to go about it!
I found an EXCELLENT article on the website Agent Monday, that not only will walk you through the process, including scripts, but will also give you a checklist to make sure that YOU have earned the right to ask the sellers for a price adjustment.

The author is from New Zealand, so there may be some unusual spellings, but the advice is spot on. And note that he wrote this in May of 2021. Crystal Ball or is their market that different than ours?
Once again, the professional agent will take the time to learn new skills and practice them. Others will merely wring their hands and hope that things will go back to “normal”.
Which one are you?
