Have you ever noticed that when a home comes on the market in an area that has seen much activity that another listing in that area pops up fairly soon?
I sure have. And that got me to thinking about a prospecting method that I used to use back in the old days. It’s called circle prospecting. That’s where you contact the owners of homes in the neighborhood near a recent listing.
We used to be able to use Reverse Phone Directories to find the land line numbers of nearby neighbors, but those days are gone! So, if you wanted to do circle prospecting today, you’d have to either use direct mail or door knocking.
No matter what method you use, you have to be quick. Remember, the listing agent is probably going to contact those neighbors too. So, wouldn’t it be cool if you could get the names and contact info of those neighbors in a few minutes time?
As it turns out, you can. If you subscribe to REDX’s GeoLeads offering. Watch this short video to get an overview of what is on offer: https://vimeo.com/683985635 and then go here to see pricing: https://www.theredx.com/products/geoleads/
Use GeoLeads™ to call around a neighborhood and become known as the local real estate expert by informing people about open houses, just listed/just sold, estimated home values, and more.
Yes, you can get this info in other ways, and not have to pay for it, but, REDX also cross checks against the National Do Not Call List so that you don’t end up calling those people. They also cross check against the MLS so that you can avoid calling on properties that are listed. Both features are huge time savers and will also help keep you out of trouble!
I suggest that you check them out if you wanted to start circle prospecting around listed properties.
