<p><span style="font-family: arial, helvetica, sans-serif; font-size: medium; color: #000000;">If so, it’s because YOU have not taken advantage of Facebook’s enhanced List feature.</span></p>
<p><span style="font-family: arial, helvetica, sans-serif; font-size: medium; color: #000000;">The Facebook wall, up until recently, was a riot of information.  Posts from people that you knew were so well hidden amongst posts from people that you hardly know, and for the most part could care less about, that you often could miss the important things.</span></p>
<p><span style="font-family: arial, helvetica, sans-serif; font-size: medium; color: #000000;">We have had the ability to organize our wall through something called Lists for sometime now, but most users have never taken the time to learn about them, let alone implement them.  Recognizing this, in a recent update, Facebook has made them easier to use, while at the same time pretty much requiring that you do so!</span></p>
<p><span style="font-family: arial, helvetica, sans-serif; font-size: medium; color: #000000;">To start with, the old Facebook Wall allowed you to see posts based on a secret sauce called Edge Rank.  This meant that what you saw was what Facebook believed that you’d want to see.  It worked pretty well, but you often got posts from people you didn’t care about.  If you used the Most Recent feature you could also see every post from all of your friends&#8230;if you happened to be on when they posted or shortly thereafter.  Again, a lot could be missed this way.</span></p>
<p><span style="font-family: arial, helvetica, sans-serif; font-size: medium; color: #000000;">The new change urges you to divide up all of your friends into categories called Lists.  To get you started Facebook has created some lists for you called Close Friends, Acquaintances, Family and may even have populated them for you based on information about your friends that it knows.  They also created another list based on your geographic area.</span></p>
<p><span style="font-family: arial, helvetica, sans-serif; font-size: medium; color: #000000;">Then they placed a section on the left sidebar called Lists.  The idea is that if you see a list name in the sidebar,maybe you would click on it!  If you do, the wall changes to just show posts from the people in that list, which is a great way to make sure that you see the things that they are talking about.  If you make a status update or comment while looking at a list, then by default only that list could see it (If they were also subscribed to you).</span></p>
<p><span style="font-family: arial, helvetica, sans-serif; font-size: medium; color: #000000;">You can create your own lists too.  You might want one for your company, clients, past clients, competitors, your church and so on.  It’s easy to do and it will make your Facebook experience more enjoyable.  To learn how to do this just go to the following link which will take you to the Facebook help section on Lists:</span></p>

<p><span style="font-family: arial,helvetica,sans-serif; font-size: medium; color: #000000;">For the rest of us, this requirement by Facebook that all apps and custom fan pages be hosted on a secure server means that we will have an added layer of security as we cruise around on Facebook.  If you have bought any thing online, or if you use online banking, you have been the beneficiary of secure browsing.  Here is how you can tell if the site you are visiting is  using SSL: it will have https in the address bar and not http.  </span></p>
<p><span style="font-family: arial,helvetica,sans-serif; font-size: medium; color: #000000;">Seems like a small change, but it is quite significant.  That little added “s” means that all traffic between your computer and the web server that you are visiting is encrypted.  Up until just recently, none of the traffic between you and Facebook was encrypted.  This was especially precarious if you were using public WiFi to access Facebook.  Coffee shops anyone?</span></p>
<p><span style="font-family: arial,helvetica,sans-serif; font-size: medium; color: #000000;">For the owners of Facebook Custom Fan Pages, now would be a good time to get in touch with the person who built your custom tab and find out if you will be affected. If your page is using the old FBML method you are safe (unless you have an image on the page&#8230;those are hosted elsewhere) as those pages are hosted by Facebook.  But, if your custom tab has it’s own icon next to it (and not the fbml icon) you need to find out from your provider if the page is being hosted on a secure server.  Since the change takes place on October 1st, you’ve only got a few weeks to get this handled.</span></p>
<p><span style="font-family: arial,helvetica,sans-serif; font-size: medium; color: #000000;">My guess is that you will be ok, as the designers have known about this since June.  If you have designed your own tab and are hosting it on your WordPress blog, you might be in trouble.  Facebook has precious little information on their developer site, so if you need some help on this get back to me asap&#8230;time is a-wasting!</span></p>

<p><span class="Apple-style-span" style="font-family: arial, helvetica, sans-serif; font-size: medium;">Most were from the San Francisco Bay Area but people from Sacramento and Southern California were also in attendance.</span></p>
<p><span class="Apple-style-span" style="font-family: arial, helvetica, sans-serif; font-size: medium;">Also present was Andy Kaufman who is credited with “porting” over the Bar Camp movement to the real estate industry a few years ago.  Since then the idea has spread, and with good reason.  When done right it is an excellent way to share ideas about what is working and also a way to meet new people and to network.</span></p>
<p><span class="Apple-style-span" style="font-family: arial, helvetica, sans-serif; font-size: medium;">Yesterday’s REBC was was a good example of how the movement is changing and morphing into something different.  Although I did attend a few sessions that held true to the original model, most of the sessions were presentations where the facilitator was “teaching” a technique or a method.</span></p>
<p><span class="Apple-style-span" style="font-family: arial, helvetica, sans-serif; font-size: medium;">Who is to say if this change is good or bad?  The important thing is that the attendees come away with new ideas that they can implement.  The last session of the day was a group wrap up and when they were asked by the event organizer Nate Ellis how many people were leaving with at least one idea that they planned to implement, nearly every hand went up.  When asked how many were leaving with at least 10 ideas, more than half of the room raised their hands.  Using that as an indication of whether or not they considered the time well spent, I’d have to say that the event was a rousing success.  Good Job Nate.  Congrats to you, CCAR and YPN!</span></p>
<p><span class="Apple-style-span" style="font-family: arial, helvetica, sans-serif; font-size: medium;">One of the observations that I’d like to make and pass on here is that in the 4 sessions that I attended, the concept of niche marketing was raised.  What this means is that in order to be successful in using the new social media tools, agents (and lenders) need to be prepared to develop specialty markets that they can focus on for marketing purposes.</span></p>
<p><span class="Apple-style-span" style="font-family: arial, helvetica, sans-serif; font-size: medium;">Given that social sites like Facebook and LinkedIn allow advertisers to use their demographic databases to target ads to specific groups of people, it is very important for those ads to deliver people to websites that are laser focused on the ad respondents area of interest.  Sending targeted ad responders to our typical real estate websites (where they are faced with a myriad of choices and marketing claims) does not work anymore.</span></p>
<p><span class="Apple-style-span" style="font-family: arial, helvetica, sans-serif; font-size: medium;">So, the idea that was raised in so many sessions yesterday was that effective real estate marketing has to be aimed at a narrowly focused market segment so that social advertising can be used to find the ideal client.  Otherwise, why do it?</span></p>
<p><span class="Apple-style-span" style="font-family: arial, helvetica, sans-serif; font-size: medium;">Determining  the niche market that you want to work with can be the hardest thing that you will have to do if you plan to use social advertising&#8230;but it is the critical first step.  Don’t take a shortcut and just jump into running ads.  Instead, spend the time it will take to come up with a target audience that has problems that you can solve.  Then take the time to create a web site or Facebook Business Page that answers that problem.  Be sure to include lead capture and a call to action on the page.  Then you can create and run Facebook or LinkedIn ads aimed at your target market.</span></p>
<p><span class="Apple-style-span" style="font-family: arial, helvetica, sans-serif; font-size: medium;">This is not the easiest process in the world to do, but once done, you can copy it and use it for other niche markets that you want to enter.  If you get stymied, I am here to help and my rates are reasonable!</span></p>

<p><span style="font-family: arial,helvetica,sans-serif; font-size: medium; color: #000000;">It seem like everyone and their brother is talking about it online and it’s truly surprising how many ”experts” have surfaced in the few short weeks since it launched!</span></p>
<p><span style="font-family: arial,helvetica,sans-serif; font-size: medium; color: #000000;">Dubbed the &#8220;Facebook killer” by some, and called &#8220;Trojan Horse&#8221; by others, it’s the latest “new thing” to be coming down the pike.</span></p>
<p><span style="font-family: arial,helvetica,sans-serif; font-size: medium; color: #000000;">What exactly is Google+?  According to Google it’s <em>Real-life sharing, rethought for the web</em>.</span></p>
<p><span style="font-family: arial,helvetica,sans-serif; font-size: medium; color: #000000;">That tells us a lot doesn’t it?  Because I am not altogether certain what it is and how to use it, I went on a search for the best info that I could find.</span></p>
<p><span style="font-family: arial,helvetica,sans-serif; font-size: medium; color: #000000;">Here are 10 articles, lists and essays on Google+ that I found to be helpful and I hope that you will too.  If you know of a great Google+ resource that I missed, please share it in the comments below so that we can all learn.</span></p>
<p><span style="font-family: arial,helvetica,sans-serif; font-size: medium; color: #000000;">In the meantime, I am going to wait for Google to bring out their business version.  I am quite happy with my social interaction on Facebook, LinkedIn and Twitter, so I really don’t need yet another place to spend my time.</span></p>

<p><span style="font-family: Arial; color: #000000; font-size: medium;">I was reading Chris Brogan’s post on </span><a href="http://budurl.com/SMPCB" target="_blank"><span style="font-family: Arial; color: #000000; font-size: medium;">“Slicing Your Social Media Pie”</span></a><span style="font-family: Arial; color: #000000; font-size: medium;"> over at American Express’s Open Small Business Forum on Saturday, and it got me to thinking about our business. </span></p>
<p><span style="font-family: Arial; color: #000000; font-size: medium;">Chris asserts that “There are three basic components to social media: listening, creating, and communicating. That&#8217;s it. Listening is how you find out what people are saying about you, your competitors, your community, and whatever else matters. Creating is where you make blog posts or shoot video, or build upon ideas that show you&#8217;re a thought leader in the space. Communicating is a mix of commenting, responding, reaching out, and taking part in community.”</span></p>
<p><span style="font-family: Arial; color: #000000; font-size: medium;">He goes on to share that he slices his “pie” as 20% Listening. 40% Creating and 40% Communicating. In other words, if you spend 2 hours a day on your social media tasks, 24 minutes should be on listening, 48 minutes on Creating and 48 minutes on Communicating.</span></p>
<p><span style="font-family: Arial; color: #000000; font-size: medium;">I think that is excellent advice and here is how I would advise Realtors® to go about accomplishing it.</span></p>
<p><strong><span style="font-family: Arial; color: #000000; font-size: medium;">Google Alerts &#8211; for Listening</span></strong></p>
<p><span style="font-family: Arial; color: #000000; font-size: medium;">One of the best FREE ways for you to hear what others are saying about you, your competitors, the market, a neighborhood or anything else that you can think of is to create a Google Alert. Head on over to </span><span style="font-family: Arial; color: #000000;"> </span><span style="color: #000000; font-family: arial,helvetica,sans-serif; font-size: medium;">Google Alerts and fill in the simple form. You don’t need a Google account, but you do need to find the confirming email that Google sends and click on the link it contains before Google will start sending you alerts.</span></p>
<p><span style="font-family: Arial; color: #000000; font-size: medium;">So what is a Goggle Alert? Here is what Google has to say: “Google Alerts are emails automatically sent to you when there are new Google results for your search terms. You can also choose to have your alerts delivered via feed to the feed reader of your choice (e.g., </span><span style="font-family: Arial; color: #000000; font-size: medium;"> </span><span style="font-family: Arial; color: #000000; font-size: medium;">Google Reader</span><span style="font-family: Arial; color: #000000; font-size: medium;"> or add the feed to your </span><span style="font-family: Arial; color: #000000; font-size: medium;">iGoogle</span><span style="font-family: Arial; color: #000000; font-size: medium;"> page). We currently offer alerts with results from News, Web, Blogs, Video and Groups.” You can have up to 1,000 alerts. Each alert has a link to the content that Google found so you simply click on the link to read what it found. In other words, you have set Google up to automatically search Google for you.</span></p>
<p><span style="font-family: Arial; color: #000000; font-size: medium;">This gives you the opportunity to keep your finger on the pulse of what people are saying, both good and bad. Once you know what is being said, you can respond accordingly.</span></p>
<p><strong><span style="font-family: Arial; color: #000000; font-size: medium;">Blogs &#8211; for Creating</span></strong></p>
<p><span style="font-family: Arial; color: #000000; font-size: medium;">One of the all time BEST tools available to a Realtor® today has got to be a blog. A blog allows you to create your own customizable “home base” on the Internet. You can store and display all of your past sales, your current listings, any documentation, forms and check lists that you’d like current, past and future clients to have, and it can all be done by anyone with only a basic knowledge of computers. You can link your blog to your current static website, but you could also get rid of that website (and the monthly bill it generates) and put the content that it contains that is yours on your blog. And there are many free choices for you: Blogger, RealTown Blogs, Realtor.com Blogs and my personal favorite and the one I heartily recommend, WordPress.com. </span></p>
<p><span style="font-family: Arial; color: #000000; font-size: medium;">I know that writing content can be difficult for some, but if you are listening you will be presented with many ideas for content. Even so, some people would rather have others write the content for them, so here are a couple of services that will do that for you. (Note: I am an affiliate for both of them. This means that if you buy their services I will earn a commission. It won’t be enough for me to make a living on, but it will help to defray the costs of running this blog).</span></p>
<p><span style="font-family: Arial; color: #000000; font-size: medium;">The first can be found here: </span><a href="http://budurl.com/LeadBC" target="_blank"><span style="font-family: Arial; color: #000000; font-size: medium;">http://budurl.com/LeadBC</span></a><span style="font-family: Arial; color: #000000; font-size: medium;">. For $29.95 a month (at the time of this writing) they will produce 20 articles that you can insert into you blog after you do some minor changes like adding your name and location. These are real estate specific and will give quite a bit of content for about a dollar a day.</span></p>
<p><span style="font-family: Arial; color: #000000; font-size: medium;">The second source is here: </span><a href="http://budurl.com/brtb" target="_blank"><span style="font-family: Arial; color: #000000; font-size: medium;">http://budurl.com/brtb.</span></a><span style="font-family: Arial; color: #000000; font-size: medium;"> For $57.00 per month they will create a daily blog post for you and actually place it on your WordPress or Blogger blog. Again, this is real estate specific content.</span></p>
<p><strong><span style="font-family: Arial; color: #000000; font-size: medium;">Facebook and Twitter &#8211; for Communicating</span></strong></p>
<p><span style="font-family: Arial; color: #000000; font-size: medium;">The final piece of Brogan’s pie is communicating back. A large part of what makes social media marketing work is the act of engaging with people. One of the finest tools available today is facebook. With over 350 Million users worldwide, it would be the third largest country in the world, behind China and India, if it were a country.</span></p>
<p><span style="font-family: Arial; color: #000000; font-size: medium;">Join Facebook and fill in your profile completely so that you are able to be found by people that you went to school with, that you worked with, that you served with and by people who live near you. Search facebook for the same groups of people and connect with them. Then engage in the conversation. Don’t talk about yourself from a self centered approach, instead talk with them about their lives and then some about yours. Be interesting, fun and educational. Provide value in your commentary so that people look forward to what you have to say.</span></p>
<p><span style="font-family: Arial; color: #000000; font-size: medium;">Do the same with Twitter. Here you are limited to communicating in short burst of no more than 140 characters, so this will force you to get good at saying a lot in a little space&#8230;it can be done!</span></p>
<p><span style="font-family: Arial; color: #000000; font-size: medium;">Once you are engaged with people on Facebook and Twitter, it’s an easy and believable step for them to visit your blog when you invite them to do so and you may find that because they feel that they know you well from your Facebook and Twitter interactions, that your referrals from them will increase.</span></p>
<p><span style="font-family: Arial; color: #000000; font-size: medium;">And that my friends, is the Holy Grail.</span></p>

<p><span style="font-family: arial,helvetica,sans-serif; font-size: medium; color: #000000;">You might be saying so what or who cares right about now.  And, I wouldn’t blame you.  But in reality, this was a major blow to the cottage industry of designers who were using Static FBML to build custom tabs for Facebook fan pages.  It didn’t take a lot of knowledge of HTML and CSS to turn out some very beautiful and effective custom tabs. </span></p>
<p><span style="font-family: arial,helvetica,sans-serif; font-size: medium; color: #000000;">Custom tabs allow the owner of a Facebook fan page (or call it business page if you like) to mirror their web sites or their branding right on their fan page.  Some folks used this ability to make special offers, create single property listing pages and much more. </span></p>
<p><span style="font-family: arial,helvetica,sans-serif; font-size: medium; color: #000000;">But, along with the death of new FBML tabs came the warning that although Facebook would continue to support existing FBML tabs, you were advised to move away from FBML, as at some point in the future it could disappear entirely.</span></p>
<p><strong><span style="font-family: arial,helvetica,sans-serif; font-size: medium; color: #000000;">So what has replaced FBML?</span></strong></p>
<p><span style="font-family: arial,helvetica,sans-serif; font-size: medium; color: #000000;">The answer is iFrames.  What is an iFrame you ask?  In the simplest of terms, an iFrame is the process of bringing an external website into a Facebook fan page.  In other words your website could become a custom tab on your fanpage!  WooHoo!  This was actually big news as it meant that many things that could only be accomplished with advanced FBML techniques could now be done easily with standard HTML and CSS on the external website.  And there were some things that FBML could not do at all.</span></p>
<p><strong><span style="font-family: arial,helvetica,sans-serif; font-size: medium; color: #000000;">But, there is a fly in the ointment.</span></strong></p>
<p><span style="font-family: arial,helvetica,sans-serif; font-size: medium; color: #000000;">An iFrame installation requires that a Facebook Application be created and that it be tied to an existing website.  It also meant that for best results the external site be no more than 520 pixels wide, even less for very tall pages that might require a vertical scroll bar. This means that before you can create a custom tab using iFrames that you must first have an external website that is designed to look good at 520 pixels wide.  Considering that most web sites are running around 800 or more pixels wide, simple scaling back via CSS or tables may not look good.  It seemed that expert web design skills were needed.</span></p>
<p><strong><span style="font-family: arial,helvetica,sans-serif; font-size: medium; color: #000000;">A possible solution turns up.</span></strong></p>
<p><span style="font-family: arial,helvetica,sans-serif; font-size: medium; color: #000000;">Quite a few companies appeared that offered to do all of the design of appropriately sized pages for you.  They offered free solutions as well as paid ones and they all are quite good at what they do.  But, the free ones came with ads or obtrusive banners trying to drum up more business for the service. And who wants to pay $30.00 or more a month in subscription fees?</span></p>
<p><strong><span style="font-family: arial,helvetica,sans-serif; font-size: medium; color: #000000;">Finally a good solution appears.</span></strong></p>
<p><span style="font-family: arial,helvetica,sans-serif; font-size: medium; color: #000000;"><img class="alignleft size-thumbnail wp-image-2741" style="margin-left: 5px; margin-right: 5px;" title="WP4FB" src="http://realtytechbytes.com/wp-content/uploads/2011/04/Screen-shot-2011-04-29-at-9.42.40-PM-4-29-11-114x150.png" alt="Realtytechbytes.com" width="114" height="150" />Tonight I discovered a theme for WordPress self hosted blogs that offers you a way to create your 520 pixel wide Facebook custom tab that will work with iFrames. Just when I thought that Facebook was going to kill off blogging for the masses, this theme comes along and breathes new life into the blog.</span></p>

<p><span style="font-family: arial,helvetica,sans-serif; font-size: medium; color: #000000;">I’ve always felt that your main content should “live” somewhere else besides Facebook.  These posts on RealtyTechBytes.com appear on my Facebook page AFTER I post them here.  The magic of RSS takes them to Facebook.  If Facebook should go down or capriciously change the rules (Case in point: FBML) my content is still on the web.</span></p>
<p><span style="font-family: arial,helvetica,sans-serif; font-size: medium; color: #000000;">The ability to create content for WordPress is relatively easy to do.  Almost any one with the ability to follow directions (and the inclination to do so) can create very compelling WordPress blogs.  This theme will make it possible to create compelling Facebook fan pages by using WordPress.</span></p>
<p><strong><span style="font-family: arial,helvetica,sans-serif; font-size: medium; color: #000000;">To sweeten the pot</span></strong>.</p>
<p><span style="font-family: arial,helvetica,sans-serif; font-size: medium; color: #000000;">This theme is free.  WordPress itself is free.  Hosting for a WordPress blog runs less than $10.00 a month.  Buying a copy of WordPress for Dummies is less than $25.00.  Add in some of your time and you can have your own custom Facebook fan page.  Once you have it set up (the developer has a 10 page step by step guide on how to use the theme and to create the Facebook iFrame Application) any changes that you make to the WordPress blog automatically show up on your Facebook custom tab.</span></p>
<p><span style="font-family: arial,helvetica,sans-serif; font-size: medium; color: #000000;">And that my friends, makes it all worthwhile.</span></p>

<p><span style="font-family: arial,helvetica,sans-serif; font-size: medium; color: #000000;">Arguably, the only tech skill set that is needed to use these tools is the ability to turn on a computer (or smart phone or tablet device) get it connected to the Internet and then use a browser or dedicated app to access the platform of your choice.</span></p>
<p><span style="font-family: arial,helvetica,sans-serif; font-size: medium; color: #000000;">Invariably I find that many of my students are completely flummoxed by how to do anything on their device except use email, basic web browsing and industry specific software.  The MLS comes to mind for agents.</span></p>
<p><span style="font-family: arial,helvetica,sans-serif; font-size: medium; color: #000000;">So, even though the tech skill set needed is minimal, many people are stressed by even that small requirement.</span></p>
<p><span style="font-family: arial,helvetica,sans-serif; font-size: medium; color: #000000;">I’ve been searching for something that would help, be free, and very easy to understand.  I think I found it in a new site by Google called TeachParentsTech.  It has 48 short videos in the broad categories of “The Basics”, “World Wide Web”, “Communication”, “Media” and “Finding Information”.</span></p>

<p><span style="color: #000000;"><span style="font-size: medium;">I’m talking about Facebook of course.  And more specifically I am referring to the ability of brands and products to entice people to become fans.  Watch television and you will see that almost all of the major brands ask you to “find us on Facebook” by displaying a link to their Facebook fan/business page.  Magazine ads do the same.  And once you do get to the page, many offer special incentives if you will only “Like” their page.</span></span></p>
<p><span style="color: #000000;"><span style="font-size: medium;">Why the shift to Facebook?  Since it’s inception in 2004 as a way for college students to connect with each other on campuses across the country, to the Obama campaign in 2007 and 2008, to events in the Middle East of recent days, Facebook answers a basic need in all of us to connect and to be heard, to share and to belong to a community.  And once embarked on the Facebook experience, most find it irresistible.</span></span></p>
<p><span style="color: #000000;"><span style="font-size: medium;">Many wise people have shown the “proper way” to use this social tool so that the experience is maximized without being intrusive.  Others have ignored the advice and gone down the road of “broadcasting” their message indiscriminately, only to find out that the community quickly walls them off.  Facebook is after all a social platform.</span></span></p>
<p><span style="color: #000000;"><span style="font-size: medium;">But, it’s also a business.  And as a business, it needs to survive.  Given that Facebook has over 140 million active US users, and has amassed a huge database of knowledge about those users, it was natural for them to offer other businesses a way to tap into that database.  And so the Facebook fan page (business page) came into being.</span></span></p>
<p><span style="color: #000000;"><span style="font-size: medium;">Once a business could have a presence on Facebook they wanted to be able to customize that presence.  Facebook offered two methods.  A business could offer an “application” that could be used to attract customers.  Think Farmville, Mafia Wars and so on as examples of how applications were used.  This required a substantial investment in programming and was beyond most.</span></span></p>
<p><span style="color: #000000;"><span style="font-size: medium;">The second method that Facebook offered was the Facebook Markup Language (FBML) application that Facebook developed and offered for free to owners of Facebook fan pages.  By using FBML, page owners could produce custom “tabs” that could mirror their existing web sites, create give aways, contests, promotions and much more.  You may even have one of these.  But FBML had limitations that were hard or impossible to overcome.</span></span></p>
<p><span style="color: #000000;"><span style="font-size: medium;">In February, 2011, Facebook announced that it was going to “deprecate” FBML on March 11th 2011, and stop supporting it after that date. (NOTE:  The date has been moved to March 18th, 2011) Existing FBML custom tabs are going to survive into the future, but Facebook encouraged page owners to switch to a third method of customization known as iFrames.</span></span></p>
<p><span style="color: #000000;"><span style="font-size: medium;">The switch to iFrames was bemoaned by many at first, but as days passed after the announcement, it became apparent to me (and many others) that this was a smart move for Facebook AND the owners of Facebook business pages.</span></span></p>
<p><span style="color: #000000;"><span style="font-size: medium;">Those of us in the real estate industry should be familiar with the process of “framing” another web site into our websites.  We did this in the early days of IDX property search, and many still employ this method to bring listing search into their websites.</span></span></p>
<p><span style="color: #000000;"><span style="font-size: medium;">With the new Facebook iFrames capability, you can create content on your company websites that is Facebook compliant (more on that later) that can be brought into your Facebook business page as a custom “tab”.  (Tab is in quotes because the tabs have disappeared in favor of a new navigation scheme&#8230;and I don’t know what they will be called going forward, so it’s tabs for now).</span></span></p>
<p><span style="color: #000000;"><span style="font-size: medium;">In order to utilize the iFrames feature, you will have to create a Facebook application.  This sounds a lot harder than it actually is, and there are many creditable resources both on and off Facebook to help you do this.  It’s quite likely that your existing web developer can do this for you.  Or I can. (Shameless plug for my services here!)</span></span></p>
<p><span style="color: #000000;"><span style="font-size: medium;">There is an opportunity for a brokerage that is looking to the future to capitalize on this and produce Facebook compliant content for their agents.  Please consider the need your agents have to market themselves or their (your) listings on Facebook.  Both of those are perfectly acceptable on a Facebook fan/business page, but not on a personal profile.  But, how is an agent going to be able to write the content, host it on a web server, create a Facebook application and link it all to their Facebook business page?  Oh, and continue to list and sell real estate at the same time.</span></span></p>
<p><span style="color: #000000;"><span style="font-size: medium;">A few will be able to do this, but most won’t and as a result, they will be at a competitive disadvantage.  As the main stream media and major brands continue to influence the public to “find us on Facebook”  the expectation will be that ALL businesses (including YOURS) can be found on Facebook.  Will they find you, your agents and your listings in a custom designed page that “speaks” to your brand and values? Or will they find your competitors? It’s up to you.</span></span></p>
<p><span style="color: #000000;"><span style="font-size: medium;">Here is the action that you need to take now.  Not tomorrow, and not after endless meetings with your top producers, board of directors and stake holders.  Get started now because things move very quickly in this new connected world and you may find yourself playing catch up instead of taking the lead.</span></span></p>
<p><span style="color: #000000;"><span style="font-size: medium;">So, contact your web developer (if you are happy with them, that is!) and immediately commission a redesign of your agent’s existing profile pages.  You know, the ones at http://www.YourRealEstateCompany.com/JohnAgent and have each one of them designed to be no wider than 520 pixels.  Because that is the width that fits in a Facebook iFrame without having to use horizontal scroll bars.  Then do the same with your important company message web pages.</span></span></p>
<p><span style="color: #000000;"><span style="font-size: medium;">Once you have done that, you can go to your agents and offer this tremendous marketing tool to them.  You can have someone in house learn how to create Facebook applications for them so that they could use the pages you designed and hosted for them.</span></span></p>
<p><span style="color: #000000;"><span style="font-size: medium;">If you do this before your competitors do, you&#8217;ll have a recruiting and retention advantage.  And as a side benefit to you and the consumer, you will be able to ensure that the brand and the message are properly presented. (If you are hosting the content on your web servers you can control the appearance, message and access!)</span></span></p>
<p><span style="color: #000000;"><span style="font-size: medium;">I’ve presented a simplistic view to you, as there are more requirements from Facebook on iFrame implementation, and you will want to learn more.  But, don’t put this off! Someone in your market area has already hired me or someone like me to help them develop strategies and tactics to use iFrames and Facebook to reach the consumers that you both want to find.</span></span></p>
<p><span style="color: #000000;"><span style="font-size: medium;">Or, you could just keep paying for horribly expensive and ineffective newspaper ads in the hopes that the old days are coming back&#8230;</span></span></p>
